Imagine owning your own home - seeing your kids play in their own back yard. If owning a home has been out of reach because you don't have money for a down payment or can't afford a mortgage then prepare yourself for the best surprise of your life! If you have good credit and earn less than 80% of the median income you may qualify. Every year more than 25 dedicated families achieve the dream of a lifetime - the pride of owning their own home. Low Income Families with Good Credit
Since 1970 over 700 low income households with good credit now own their own homes in rural areas of King, Pierce and Thurston counties, Washington. Their secret? Mutual self help housing with help from Northwest Housing Development, a non-profit corporation created to help families contribute "sweat equity" to become homeowners.

What is Mutual Self Help Housing?
Mutual self-help housing means six to ten families work cooperatively to build each other's homes. Don't worry if you don't know anything about construction. You'll learn what you need to know.

Too Good To Be True?
Northwest Housing Development is funded primarily by USDA – Rural Development but other government and private sources are also utilized. Our services are free, including: finding and developing property for home building, helping you apply for a mortgage, helping you manage finances during construction and providing technical assistance during construction.

What's The Catch?
It's not fast, it's not easy - it is doable and very rewarding. It's a step-by-step process.
Your contributions are:

  • Maintaining your good credit (so you can get approved for your mortgage).
  • Being patient - it can take an average of two years from application to move-in day.
  • "Sweat equity" - your household must work 35 hours per week for eight to twelve months during construction.
